Tile Roof
After some delays receiving a competitive quote on the installation of the tile roof, we are happy to say that the crew started work on Sept 4th.

Inspections
All inspections have now been completed, and the drywall has now been loaded into the house. There are some leaks in the roof penetrations which is causing some delay, so boarding should start the first week of September.

Roofing
We lost 1 whole week searching for more competitive quotes for the tile roofing. The quotes ranged from $22k to $43k. While waiting, the waterproofing was completed on the roof, so we're ready to roll once satisfied with a price on the tile roof installation.

Plumbing and Heating

Fast Track Construction
Construction was started on July 2. Hardly any time to update this blogsite, the roof was on the house July 11th!! We plan on pouring the concrete patio and garage on July 16th. Windows are expected to arrive on July 24th.

Floor Joists
Wow what a hot one today! the lumber and floor joists arrived on schedule and the boys were busy getting the crawl space insulated and the floor joists installed. The heat in the concrete crawl space was unbearable by 2:00 PM and the temperature in Ryan's truck was reading 41 Celsius. For the health and safety of the crew we shut down at 2:30 PM

Walls and crawl space skim coat
Walls were set on Thursday June 27th and poured poured Friday June 28. Picked up an extra day or so due to pouring the skim coat at the same time as the walls. Water, power, sewer pipes were placed under the footings prior to the wall pour. The radon gas pipe and radon gravel from Bearishoff was placed Friday morning and the slab was sealed with 6 ml poly, acoustic seal caulking and tuck tape. Once the walls were poured, the final truck delivered the extra cement for the floors. On the holiday Monday July 1st the boys will be hard at work stripping the forms and prepare the top plates for the floor joists and sub floor for Tuesday.
Footings
The footings and rebar were set on Monday June 24, poured Tuesday June 25 Stripped Wednesday June 26
Excavation
Excavation was started on June Thursday June 20 with the Hitachi 200 excavator. I was fooled by the lay of the land and the proposed location of the home, thinking it was more like a 4-6 foot change in elevation. The actual change in elevation resulted in bringing up the rear footings of the house by 7 ft and dropping the entire front area of the property by over 4ft. Hauled nearly 50 truck loads of gravel packed with a 66" ride on vibrating packer, super solid foundation.
